High Tides Landing amendment prohibited by Planning Board

SOUTH KINGSTOWN - The owner of the highly contested High Tide Landing residential development proposed an amendment to the previously approved master plan of the apartments.

High Tides LLC, managed by Anthony Fiore, proposed to allow seven affordable accessory apartments, for a total of 33 lots, as opposed to the originally approved seven detached affordable units plus the 33 market rate lots, for a total of 40 units, to be built on Gooseberry Road.

At its Tuesday meeting, the South Kingstown Planning Board prohibited the change because two separate detached household structures cannot exist on a single lot, according to local zoning ordinance.

As a result of this, the public hearing regarding High Tide Landing was withdrawn and continued to the planning board's Aug. 16 meeting without prejudice. A preliminary plan, which includes design and engineering based on the original master plan, will be presented for public hearing at this time.

The original master plan put forth by the company was approved on May 10, 2011, after neighbors presented a petition opposing a development.

In the spring of 2011 neighbors and abutters signed a petition claiming that the proposed development would adversely affect their property values and that it would increase population density in that area, negatively impacting the current quality of life.
